The Letting Conditions:
The guest agrees to comply with the following conditions:

 

The balance is to be paid earlier than 4 full weeks before the start of the booking (unless otherwise agreed).

'Guest(s)' are expected to arrive not earlier than 3.00p.m. on the first day and depart by 10.30a.m. on the last day (unless otherwise agreed)

The rent includes all gas and electricity, bed linen and towels.

To take good care of the 'Property', the grounds, the furniture and equipment, and to leave everything clean and tidy at the end of the let, (including the cooker, hob, fridge and bathroom).

To notify the 'Owners' of any breakage loss or damage immediately in emergencies and otherwise as soon as reasonably practicable and in any event before departure.

To permit the 'Owners' access during the letting to carry out urgent repairs or maintenance.

To pay, before departure, for all repair costs, replacements and/or reinstatement and any consequential loss arising, (reasonable wear and tear excepted).

To keep doors and windows locked when the 'Property' is unattended during the let.

Not to do or permit to be done anything which may be a nuisance or annoyance or cause of damage to any neighbouring or adjoining property.

Not to use the 'Property' for any illegal or immoral purposes.

To return the keys to the 'Owners' promptly at the end of the let.

To dispose of all refuse.

No more than 6 persons may occupy the 'Property'.

The 'property' is strictly non smoking. The ‘Owners’ will impose a cleaning charge of 250.00GBP where smoking has occurred in the ‘Property’.

No pets, unless with the prior agreement of the 'Owners'. Where approval has been given, the 'Guest(s)' must not leave pets unsupervised in the 'Property' at any time.

The 'Owners' will not be liable for any accident damage direct or consequential loss, injury, expense or inconvenience, whether to person or property, which the 'Guest(s)' or any other person may suffer arising out of or in any way connected with the letting howsoever caused.

The 'owners' are not liable for any unexpected or unusual circumstances which are outside their control, such as severe weather conditions, failure of public utilities, fire, flood, drought, terrorism, acts of riot etc, which may lead to the facilities offered becoming unavailable for all or part of a booking.

The 'Guest(s)' are reminded that their personal belongings are not covered by insurance on the contents of the 'Property' and therefore are at their own risk whilst in or about the 'Property' for all purposes and reasons. We also recommend that guests arrange adequate travel insurance for cover in case of cancellation, personal injury and personal belongings etc..

Keys: Instructions for collecting keys on arrival will be sent by email or given by phone before the letting commences.
